We are thrilled to host your extended stay. We have carefully designed and fully furnished this space to provide you with a comfortable, hassle-free experience. To ensure this property remains in 5-star condition for you and future guests, and to maintain a great relationship with our neighbors, we ask that you review and abide by the following house rules during your stay. 1. Neighborhood & Community Respect Quiet Hours: Please help us maintain a peaceful environment by observing quiet hours between 10:00 PM and 7:00 AM. During this time, please keep voices, music, and TV volumes to a minimum. 🎉 NO PARTIES OR EVENTS: No parties of any kind. To keep the space peaceful and enjoyable for everyone, we do not allow parties or large gatherings. Parking: Please utilize only your designated parking spaces(2) and adhere to all posted neighborhood parking regulations. No Smoking: This is a strictly smoke-free and vape-free property. Smoking of any kind is prohibited inside the unit and immediate outdoor areas. 2. Furniture & Your Space Layout: We love our beautiful hardwood floors and walls, and we know you will too! To prevent scratching or damage, please do not drag or rearrange the heavy furniture. Outside Furniture: To maintain our strict hygiene and pest-control standards, we do not permit outside mattresses or large personal furniture (like heavy desks or sofas) to be brought into the unit without prior written approval. If you need a specific accommodation for working from home, just reach out! Security: For your safety and to protect the property, please ensure all doors and windows are closed and locked when you leave for the day. 3. Energy Conservation & Utilities Utility Allowance: Your monthly rent includes a generous utility allowance of up to $275 per month for water, sewer, and electricity. Eco-Friendly Habits: We kindly ask that you treat the home as you would your own by turning off lights when leaving and ensuring windows and doors are closed when the heating or air conditioning is running. This helps prevent extreme bills and ensures you don't incur any overage charges! 4. Pet Etiquette (If Applicable) If you are traveling with an approved furry friend, please help us keep the property pet-friendly by following these guidelines: Furniture Care: Pets are not permitted directly on the furniture or beds. Please use your own waterproof blankets or covers if your pet loves to snuggle on the sofa. Fenced Yard & Outdoor Rules: Your dog is welcome to roam off-leash in the enclosed backyard! Please note: the backyard fence is 42 inches high. If your dog is a jumper or an escape artist, we ask that you supervise them closely while outside. In all other unfenced or shared outdoor areas, pets must remain on a leash. You are also required to immediately pick up and properly dispose of all pet waste. Home Alone: If your pet is prone to anxiety, barking, or chewing when left alone in a new environment, they must be securely crated while you are out. Continuous barking that disrupts the neighbors will need to be addressed immediately. 5. Mid-Stay Housekeeping Service To ensure your stay is as comfortable as possible, we provide a scheduled housekeeping service stays of 30 days or more! How it Works: Our team will reach out in advance to confirm the date and time of your mid-stay clean. They will use a secure, temporary smart lock code to access the unit, so you do not need to be home. How to Prepare: Our cleaners are there to sanitize surfaces, mop floors, and refresh the space. To help them do their best work, please pick up clothing, personal items, and paperwork from the floors and counters before they arrive. Pet Safety: For the safety of our team, please ensure your pet is safely crated or out exploring with you during the scheduled cleaning window. 6. SECURITY DEPOSIT: The Owner reserves the right to request a refundable security deposit, depending on the nature of the reservation. Deductions may be made for physical damages, missing inventory, utility overages, or excessive cleaning fees. 7. IDENTITY AND GUEST VERIFICATION: For all reservations the Owner requires additional identity verification and rental agreement acceptance as a mandatory condition of occupancy. Within forty-eight (48) hours of booking, or prior to check-in (whichever comes first), Renter agrees to provide a valid, government-issued photo identification that matches the name on the booking and the payment method used. Renter may also be required to complete a digital identity verification process and rental agreement acceptance. Failure to complete these within the requested timeframe constitutes a material breach of this Agreement, and Owner reserves the right to immediately cancel the reservation without a refund, subject to the platform's cancellation policies.
